Heights Crossing

The redevelopment of the former Noroton Heights Shopping Center in Darien was successfully completed, transforming the four-acre site into a vibrant, mixed-use community. All existing buildings were demolished, and construction was completed within the projected timeline of under two years.

The finished development includes 28,765 square feet of retail and commercial space, featuring a Goddard School, two full-service restaurants, two fast casual dining spots, and two convenience-oriented retail storefronts. It also introduced 65 luxury rental apartments—31 one-bedroom, 30 two-bedroom, and 4 three-bedroom units—with 10 designated as affordable housing, exceeding both state and local requirements.

Stamford Industrial Complex

550 West Avenue (SOLD): This property went through a heavy renovation project which was completed at the end of 2023. The property is officially fully leased to multiple tenants including Performance Imaging, Jornik Manufacturing, Vitaliy Construction, and Little Greene. The property yielded a 2.2x Equity Multiple and 35.6% IRR.

600 West Avenue: V20 acquired a 60,000 SF warehouse adjacent to 421 West Avenue in 2022. The building is fully occupied by RPM Raceway who recently underwent a significant renovation to their go cart track. The Property boasts a significant mezzanine space with a bowling alley, bar/restaurant, arcade, and entertainment center. The property has a multi-year lease in place.

421 West Avenue Building 1: Construction was completed at the end of 2023 and houses two tenants, Anderson Windows, which occupies a portion of the building, and STM Fieldhouse.

421 West Avenue Building 2: Our 19,000-square-foot high-bay warehouse is currently leased by ABCO HVACR Supply + Solutions. The company will use the building as a showroom and a contractor fulfillment center.

421 West Avenue Building 3: The building at this location is a 60,000-square-foot warehouse that was built in 1998. The current tenant is LaserShip, a last-mile delivery company for e-commerce that occupies 40,000 square feet of the warehouse. The remaining 20,000 square feet of the warehouse are occupied by Greenwich Living Design.

120 Hamilton Ave

V20 acquired the industrial-zoned property at 120 Hamilton in Stamford, Connecticut in December, 2024. This acquisition represents a significant expansion of V20 Group's industrial presence in Stamford.

Previously, the property was home to WWE, who utilized the site as their film studio. The property spans nearly 7 acres and is ideally situated less than a mile from I-95.

V20 successfully received entitlements April 2025 to develop a new state of the art high-bay warehouse. The site will continue to be used for industrial purposes and is 100% leased to two tenants before construction commenced.

Darien Place

This project was acquired in December of 2019. Formerly known as "Darien Playhouse", it has been since renamed "Darien Place".

The building was repurposed leaving retail shops on the ground level with four luxury apartments occupying the second floor.     The historic brick marquee was preserved on the front of the building.

Our tenants include Caffè NeroScena Wine Bar & RestaurantVerizonPosh Spa & NailCST50, Rudy's Grooming Club, and Stretch Zone.

699 Canal street

In July 2024, we acquired 699 Canal Street, a high-profile retail property in Stamford, Connecticut, marking a strategic expansion of our commercial real estate portfolio in Fairfield County. Located in the heart of the South End’s Harbor Point district, the property is surrounded by a growing residential population and benefits from strong pedestrian traffic and demand for retail amenities.

The 84,000-square-foot site, formerly occupied by Fairway Market, includes a large parking lot with 385 spaces and offers significant potential for revitalization. V20 plans to undertake extensive renovations to modernize and enhance the facility, preserving its retail character while elevating its appeal for future tenants.

We recently signed a lease for 37,332 SF with Club Studios, a premium LA Fitness subsidiary. V20 is actively sourcing and curating additional retail partners for the property. Read more.

Landing on Post-
1897 Post Road

Completed in 2022, Landing on Post is a ground-up development featuring five luxury apartments and two ground-floor retail spaces. Located directly across from the town’s historic St. Luke’s Episcopal Church and School, the property offers a unique blend of timeless charm and modern design.

With its classic brick façade and village-like atmosphere, this thoughtfully crafted building enhances the character of the neighborhood while delivering high-end living and commercial convenience.

9 Old Kings Highway S

In September 2022, V20 acquired a 71,000-square-foot Class A office building in downtown Darien, strategically located just steps from the Metro North train station and near Interstate 95. Distinguished as the only office property in Darien with a full-time doorman and a backup generator, the three-story building offers premium amenities designed to support uninterrupted business operations, even during severe weather.

Following the acquisition, V20 launched an extensive capital improvement plan to modernize the property. Upgrades included a complete window replacement to enhance the building’s façade, comprehensive tenant improvement packages for vacant suites, and renovations to the lobby and entrance. These efforts have contributed to a rise in occupancy from 85% to 100%, with the building now home to eight tenants, including Portfolio Advisors, Alter Domus, Westport Capital, and Common Fund.

Village on Post-
1950 & 1958 Post Road

Our first project began with the purchase of the Village on Post property in 2015, where two homes were demolished to make way for a mixed-use development completed in 2017. The new building features three retail tenants—Danny’s Cycles, Roost, and Julia’s Salon and Company—alongside four residential apartments.

A second adjacent building was acquired in 2016 and completed in 2018, adding two additional retail tenants, Pure Barre and Double Exposure, along with four more residential units. Among the apartments, three are spacious units of approximately 1,000 square feet, and one is a studio, offering a blend of modern commercial and residential space.

320 Wilson Ave

After this once-vacant 2.3-acre property in South Norwalk was developed into a 45,000-square-foot warehouse that included 90 parking spaces and four loading docks, the property was sold in June, 2020.

It was purchased by V20 as raw land in September 2019, gained zoning approval from the City of Norwalk in late 2019, and construction was completed at the site in March 2021.

V20 initially considered leasing the property but was persuaded to sell after receiving a strong, unsolicited purchase offer. The new ownership group is considering converting the space into a self-storage facility. The property yielded a 2.2x equity multiple and 68% IRR.

Puerto Rico Industrial Properties

We’ve expanded our commercial real estate holdings with the acquisition of two industrial parks in Puerto Rico, totaling over 900,000 square feet of rentable Class A industrial space. The portfolio also includes a free-standing Wendy’s pad site located just outside the larger of the two complexes.

Strategically situated near San Juan’s international airport and the Port of San Juan—one of the largest ports in the U.S.—these properties position V20 to benefit from Puerto Rico’s growing warehouse and distribution sector. The island’s industrial market is experiencing rising demand due to post-Hurricane Maria reconstruction efforts and the recent elimination of an inventory tax that had previously hindered warehouse utilization.

364 boston post rd

This retail space was repurposed after V20 purchased a dilapidated and vacated structure.

The original brick facade was renovated, a new awning installed and the front parking lot removed to create green space and a sidewalk. Construction was completed in 2019.

Our valued tenants include Orangetheory Fitness, Pasta Vita and Greenfield Cleaners.

The building was sold in Spring of 2022, generating a 20% IRR.
